Removable Bondor partition walls offer tenant flexibility for long-standing client.

This building was a full design and construct project for one of our long-standing clients. The brief consisted of providing a clear spanning building that could be divided into three commercial tenancies with office and amenities while maintaining flexibility with the unit sizes. The site had an existing concrete parking area and stormwater infrastructure at the rear which was to be factored into the design.

The design solution was a three-unit development with floor to celling glazed facades with cantilevered FC sheet clad awnings and high quality Alucobond clad parapets.

To give flexibility to the unit sizes, carfeul consideration was given to the structural design; lightweight Bondor panelling was adopted to enable the removal or relocation of the partition walls to vary the tenancy sizes without structural modificaitons.

The building was designed as a skillion roof form bringing all stormwater to the driveway side. With a span of 34m and a length of 55.8m the building has a parapet height of 7.82m which permits a clear ceiling height of 6m internally for the commercial tennacies.
