Williams River Steel were engaged by a private developer to deliver a turnkey project for the 8,700m2 site at 51-57 Advantage Ave, Morisset.

Set on significantly sloping land, this ideally-situated site presented a number of inherent challenges including:

Significant elevation change (approximately 10m from road frontage to rear boundary)

  • Rock excavation
  • Subsoil waterflows
  • Slope stabilisation requirements
  • Fill export requirements (over 3,000m3 to be removed from site)
  • 4.0M+ retaining walls

Williams River Steel managed the entire development and construction process from CDC / DA through to occupancy approvals and constructed a well-planned, flexible light industrial development of over 5,000m2 of NLA across 5 tenancies, which include:

  • Amenities and kitchenettes in each tenancy
  • Large retail/ glazed commercial spaces for road-fronting tenancies;
  • Creative use of 5KPA mezzanine floors to provide flexible storage and /or office/ commercial space.
  • One-way heavy-duty access to allow articulated semi-trailer access to large rear tenancies
  • Creative use of steel and pre-cast concrete as combination cladding /retaining structures to optimise structural efficiency and lower cost.

The project delivered an ideal combination of value and flexible use for a client who had an eye for value and addressing market demand.
