Completed under a Complying Development Certificate (CDC), the initial stages of this development were complex as a lot consolidation between lot 3, No. 25Barrenjoey Road & lot 4, No. 61 Darley Street had to take place before any building works could commence.
With the first lot housing a pre-existing ‘Amber Tiles’ sales warehouse the other being an unused former used car sales premises the site required extensive refurbishment works. A challenging task taking into consideration layout and internal disrepair of the existing warehouse.
The building works undertaken included a total refurbishment inside and out.

• Openings cut into the existing “Amber Tiles” precast panel walls for access doors & windows.
• Stairs & disabled access ramp.

• Upgrades to electrical &plumbing was required.

Once the building works were completed, Williams River Steel handed over a new Toyota showroom that has a building footprint of 350m2, with a mezzanine area of 70m2& a refurbished used car sales office of 55m2.
Key features of the new Toyota Development include:
• 8 vehicles display showroom with a5.7m ceiling height.
• Reception area.
• Toyota specified new tiling &flooring throughout.
• Toyota specified new painting colours inside & out.
• Handover Bay area with a Renlita Door.
• Café area with custom joinery &finishes.
• AS1428 Disabled compliant amenities and access to all parts of the showroom for people with disabilities.
• Dealer Principal office, sales & finance office on the showroom level.
• Training room, administration office, lunchroom & toilet on the mezzanine level.
• Used car office that is located externally from the showroom.
• Illuminated external Toyota signage.
• Off street parking for up to 8vehicles.
• External display area for up to 20vehicles.
• New landscaping and external pavement works for the used car display area.
• Adjacent block that will be utilised for vehicle storage for up to 30 vehicles
From the initial works from the sales, architectural and detailing teams through to the site supervisors, it has been a successful build, and we look forward to working with the client on future projects.
